Tech Talk Feedback

Business of Running the Business

  • Use an App for employees to clock in/out
  • Integrate HR and benefit programs into one platform for employees
  • Reconciliation of technology with customer and employee acceptance
  • Using AI to read PSAs, and possibly open the order/file
  • Importance of training to reduce the stress around new technologies
  • Build buy-in with your staff
  • Fears:
    • When to jump in? Timing?
    • Worries for small businesses
    • I don’t want technology telling me what to do
    • Are there people to run these technologies?
    • Legal issues surrounding technology
  • Start with baby steps
  • Invest in the cloud
  • Take steps to become less paper dependent

Title Production

  • We’d like an intuitive user interface on the software platforms
  • AI to notify customers of file status
  • AI to schedule notary when required
  • To Vendors: Open your APIs to allow for improved integration with other platforms
  • Technology does not solve the human element
  • Unresolved Issues:
    • Hyperlinking documents is a very time consuming process on the title side (especially when you have 100+ documents)
    • Affordability of upgrades
    • Software should allow for better communication between departments

Digital Closings

  • A long discussion of RON
  • A mix of who is doing what (some hybrid, some fully digital, some none)
  • eSigning – not if, but when
  • Need to educate our internal companies – have the conversations and make sure staff is up to date
    • Also have these conversations with lenders, Realtors, county clerks
  • Survey your closers: how many documents are we receiving that are already eSigned?
  • 3 years ago, our industry was labeled as “behind”/scapegoats, now we are leading the charge
  • Put a plan together:
    • Drive the process
    • Vet programs and platforms
  • Own it, show utility

Changing the Attitude & Culture Towards Technology

  • Unresolved Issues:
    • Fear
    • Trust – will I mess it up?
    • Not enough time
  • Set expectations to employees
    • How you present it/choice of words can impact perception
    • Don’t use “change,” use “innovation”
  • Make staff involved in the process
  • Make sure your plan has overlap between systems and a contingency plan
  • Identify “champions”: someone who is eager to adopt it, let them build the context and narrative
  • Incentivize adoption for employees/branches/etc.
  • Get buy-in – let people test new software
  • Solicit feedback and adjust!
